Tee to Green Insurance Coverage: What Agents Should Review Before a Hurricane Loss

When hurricane winds bring down trees across a golf course, damage playing surfaces, and leave debris scattered over multiple holes, the resulting property questions extend well beyond the clubhouse. For an agent, the job is to determine how the policy would respond across those connected parts of the loss. Tee to green insurance coverage can address course-specific property such as playing surfaces, trees, and debris removal, but the details depend on the policy. Before a storm threatens the account, agents should know which property is insured, which limits and deductibles apply, and how cleanup expenses are handled.

What Can a Hurricane Leave Behind?

Extreme weather can damage several parts of a golf course in different ways. Wind may topple trees or damage playing surfaces, fallen limbs can tear up turf, and floodwater may affect the same green or fairway through a separate cause of loss. The policy response depends on both the property that sustained damage and the cause.

Standard commercial property treatment for outdoor trees can be narrower than coverage for buildings, particularly when wind loss occurs. A golf course policy needs to account for greens, tees, fairways, trees, landscaping, and other property outside the conventional building footprint, along with the causes of loss that may affect them.

Follow the Loss From Trees to Debris

Suppose hurricane winds uproot several trees. One falls across a fairway and damages the playing surface, while broken limbs and other debris cover the surrounding holes.

The agent now has at least three issues to trace: damage to the trees, damage caused by the trees, and the cost of removing what the storm left behind. Those expenses should not automatically be grouped together.

Commercial property debris removal coverage generally applies to debris of covered property damaged by a covered cause of loss. An agent reviewing a golf account should ask whether the affected trees and playing surfaces qualify as covered property, whether wind or another cause of loss applies, and whether debris removal has its own limit or other conditions.

The cleanup can also involve more than hauling away fallen limbs. The U.S. Golf Association notes that tree debris on turf must be removed before mowing, adding labor and time to course preparation. Debris that reaches bunkers can also affect the short- and long-term performance of the sand. Following the loss through cleanup helps agents identify expenses that may extend beyond the initial tree damage.

What Should Agents Verify Before a Storm Threatens the Account?

A focused review starts with the course as it exists today. Agents should compare the policy with the property they would expect to see in a claim.

  • Property included: Confirm how the policy addresses playing surfaces, trees, and other outdoor course property.
  • Causes of loss: Review which causes of physical loss or damage the policy covers and any applicable exclusions.
  • Limits and deductibles: Determine which limits and deductibles would apply to the course property involved in a storm loss.
  • Debris removal: Check how the policy treats debris-removal expenses and what conditions or limits apply.

Location can inform the exposure, but it does not determine how the policy will respond. Agents can use National Hurricane Center reports to review storms that have affected a client’s region, then compare that history with the account’s current property and policy terms.

Review the Course Before the Loss

A tee to green insurance coverage review should follow the potential claim from the first damaged tree through the affected playing surface and the debris left behind. Doing so can reveal questions about insured property, limits, deductibles, and cleanup expenses while there is still time to resolve them.
