Golf Course Insurance Coverage: When Turf Damage Becomes a Claim Question

A superintendent discovers a section of a putting green that is brown, damaged, or no longer playable. Repair costs may come to mind first, especially with high-value course features like greens and ornamental trees. But an agent reviewing golf course insurance coverage needs to start somewhere else: What happened to the turf?

The condition of the playing surface does not identify the cause of damage. Before applying policy language, the agent needs enough information to distinguish a specific damaging event from disease, environmental stress, maintenance-related injury, or another source of turf loss.

A Damaged Green Does Not Explain the Loss

For the agent, visible damage is only the starting point. Before an insurer can determine coverage and pay or deny a claim, it needs to establish what caused it.

Sometimes the triggering event is clear. Hail may visibly damage a green, or a piece of maintenance equipment may tear through the turf. In other cases, the condition of the grass does not reveal the cause. The U.S. Golf Association (USGA) identifies traffic, pests, improper watering, and competition from trees among the factors that can kill grass, sometimes in combination.

Different causes can also produce similar symptoms. Penn State Extension notes that summer patch, a turfgrass disease, can resemble injury from heat stress or drought. Positive identification may require examination by a qualified diagnostician.

Physical damage adds another possibility. The USGA explains that mechanical injury can result from maintenance practices, including machinery crossing wet or vulnerable turf.

Build the Timeline Before Evaluating Coverage

An agent can get closer to the cause by establishing what changed and when. Did the damaged area appear suddenly or deteriorate over several days? Did course staff observe an equipment incident, irrigation problem, unusual weather event, or signs of disease? Was the area already under stress?

Photos, superintendent observations, maintenance records, irrigation information, weather records, and turf diagnostic results can all help establish the sequence when they are available.

The timing can help distinguish between competing explanations. Damage that appears immediately after a specific event may point in one direction, while turf that declines gradually may require a closer look at maintenance, environmental conditions, disease, or other contributing factors. The clearer the timeline, the easier it becomes to identify which cause the policy needs to address. 

Why the Cause Changes the Claim

The cause points the agent toward the policy provisions that need attention. A sudden event may raise questions about covered causes of loss and exclusions. Damage tied to deterioration, disease, maintenance, or another ongoing condition may require a different analysis. If water caused the damage, the source of that water may also matter, as policies may treat rain, surface water, flooding, and irrigation-related losses differently.

The same principle applies when more than one factor contributed to the damage. A green already weakened by heat or disease may sustain additional damage during a separate event. Establishing the timeline helps the adjuster determine what damage resulted from which cause and how the policy applies.

By the time the claim reaches the coverage decision, the key question should be much narrower than “Is the green damaged?” The file should show what happened, when it happened, and what caused the damage so the insurer can apply the relevant policy language.

Start With What Happened to the Turf

A brown or damaged green indicates where the problem occurred. It does not explain why.
